The tracts are located in northern Atascosa County about a mile north of Poteet along FM 1470 and Spence Road.  The property is 4.8 miles west of Hwy 281 and 1.5 miles east of State Hwy 16.

There are seven tracts ranging from 11.8 acres to 25.9 acres.

McCoy water is available along both FM 1470 and Spence Road.  Karnes Electric is available to all tracts.

The land is cleared of brush and is covered with established Coastal or Tifton bermudagrass with scattered live oaks and some mesquite trees.  None of the property is located within the 100-year flood plain.  There are great homesites on all tracts with most having panoramic views of the surrounding land.  Tract 3 has electricity, a water well, is completely fenced; has a hilltop homesite and a potential tank location. All tracts are out of 116.45 acres of land, situated in the E.S. Harper Survey 1202, Abstract No. 366 and the W. Morrow survey No. 1200, Abstract 589, and being out of the Subdivision tracts 4 and 5, John T. Horton Ranch.  The tracts are additionally described in a deed dated September 13, 2019 filed on page 198867 of the OPR of Atascosa County.
