The ranch entrance is located approximately 2.3 miles south of Tarpley on the easterly side of F.M. 462, about one hour and fifteen minutes from the San Antonio International Airport.  Additionally, the ranch borders the 5,369.8 acre Hill Country State Natural Area.

Description:

963.65 acres including panoramic views from several of the tallest peaks in Bandera County at up to 2,002 feet above sea level.  Typical hill country vegatation including live, shin and red oaks, cedar, madrone, cherry, mesquite along with native grasses.  Soils are approximately 55% Brackett along the level areas, 37% Tarrant-Brackett along the sloping hillsides and 8% Tarrant-Rock on the hilltops.

Improvements:
There is a 1,464 (per Bandera C.A.D.) square foot older home and a "hunters cabin" centrally located on the ranch.
Water:
There is a 720' water well with a 2 h.p. pump (tested at 10 g.p.m.), four small stock tanks, several wet-weather creeks and a spring which flows during wet years.  Two wildlife troughs, supplied by the well, are also included.
Electricity:
Electricity is provided by the Bandera Electrical Cooperative, Inc. and serves both homes and the water well.
Property Taxes:
The ranch is currently taxed under a wildlife exemption. Total 2005 taxes were $1,954.08.
