North line of State Highway 97 with 300 feet of frontage. 9 miles west of Floresville and 14 miles east of Pleasanton.

Land:

Gently rolling, mostly loamy sands. Approx. 35 acres are in improved
pasture (Coastal) and 5-6 acres are in wooded creek bottom (large live oaks). A wet-weather creek bisects the tract; approx. 22+- acres are to south of creek and 18+- acres are to the north. One old stock tank is located near the creek.

Improvements:

Perimeter is fenced. East and west sides (long sides) have been fenced since 2004. There are two older cross-fences and a net wire cattle trap which was completed in 2007.

185 foot water well with 4" casing and equipped with a windmill, located near the middle of the tract - south of the creek. The windmill, a 2,500 gallon poly cistern, a stock water trough and an earthen overflow pond were installed in 2006. The well was jetted in 2004 and had a static level at that time of 69 feet. There is also an abandoned oil well located north of the creek which could possibly be converted into a Carrizo formation well.
